Cracks in external wall after thermal insulation
A year after polystyrene insulation, diagonal cracks appeared at window corners. Thermography and probes revealed insufficient anchoring and missing dilatation joints.

I am a court-appointed expert witness in construction, specialising in building defects and building physics. I work within the expert office DEKPROJEKT s.r.o., a registered expert institution.
I have spent over 15 years assessing buildings — from family houses to apartment blocks and commercial properties. I combine knowledge of building structures with measurement methods: thermal imaging, Blower Door testing and lighting simulation software.
I prepare reports for courts, insurance companies, investors and private clients. My priorities are technical precision, clear reasoning and defensible conclusions.
What clients ask before commissioning a report
What's the difference between an expert report and a technical opinion? +
An expert report is a formal document prepared by a court-appointed expert or expert institute under Act No. 254/2019 Coll. It can be used as evidence in court. A technical opinion is an analysis without an expert seal — sufficient for the investor's own decisions or for warranty claims.
How much does an expert report cost? +
The price depends on scope — number of measurements, complexity of the building and depth of analysis. After an initial consultation and site visit I send a fixed-price quote. Reports for family houses usually range in the tens of thousands of CZK; court and commercial reports tend to be higher.
How long does it take to prepare a report? +
Standard turnaround is 4–6 weeks from the site visit. In urgent cases (failures, upcoming hearings) we can shorten it by agreement. Thermography and Blower Door measurements take roughly one day; the rest is analysis and writing.
When do I need thermography and when a Blower Door test? +
Thermography shows where heat escapes — thermal bridges, insulation defects, water ingress. The Blower Door test measures how much air leaks through the envelope per hour. The two methods are often combined: Blower Door confirms there is a problem; thermography during the test pinpoints the exact spot.
Do you also assess neighbour disputes about sunlight access? +
Yes. I prepare assessments per ČSN 73 0581 and 73 0580 for both the affected party and the planning investor. The output includes calculated sunlight duration and daylight factor with graphical evidence.
