Thermographic survey located the leak point without extensive probing. The investor saved 80 % of the cost compared to a full re-roofing.
The facility manager of an office building in Prague was facing recurring water ingress into the top-floor ceiling. The conventional approach would mean removing significant parts of the roofing membrane and locating the breach by probes.
Survey
I performed a thermographic survey of the roof surface:
- Wet-vs-dry contrast captured shortly after rain
- Multiple angles to triangulate
- Anomaly localisation with precision below 0.5 m
I identified two specific defect points — un-sealed membrane joints near the parapet and a puncture near a flashing detail.
Result
A targeted repair of both points cost the investor about 20 % of what a full re-roofing would have. The leak stopped recurring.
